Intelligent Living Within a Contemporary Sustainable Home
Set within a suburban valley landscape in Rickmansworth, Three Rivers Passive House is a striking 5,005 sq.ft contemporary home that brings together sustainable architecture, modern family living and professionally integrated technology.
Designed by Gbolade Design Studio, the two-storey home uses a fabric-first approach, low-carbon construction materials and renewable technologies to reduce its operational energy requirements. The property is designed to generate more power than it consumes through a combination of high-performance construction, air-source heat pumps, mechanical ventilation with heat recovery and photovoltaic panels.
Link It Solutions was appointed to design, install, program and commission the property’s integrated technology systems.
Our brief was to make an advanced home feel simple. Rather than filling the property with separate applications, controls and remote handsets, we created a unified technology platform that brings together lighting, entertainment, security, access control and networking.
The completed system supports everyday family living, entertaining, home working and the property’s extensive wellness and leisure facilities. More importantly, it does so without allowing the technology to compete with the architecture or interior design.

The Client Brief
The homeowners wanted technology that would enhance daily life without compromising the architectural vision of the property.
The challenge extended beyond installing individual products. Every system needed to feel intuitive, dependable and consistent, regardless of whether the homeowners were controlling lighting, selecting music, watching television, checking security cameras or managing access to the property.
The project therefore required a carefully coordinated technology solution covering:
- Smart home automation
- Intelligent lighting control
- Multi-room music
- Television and video distribution
- Home cinema
- Swimming pool entertainment
- CCTV and alarm integration
- Gate and visitor entry
- Property-wide Wi-Fi and networking
- Centralised equipment management
Link It Solutions considered the user experience alongside the engineering requirements from the outset. This allowed the underlying systems to remain sophisticated while presenting the homeowners with straightforward, familiar controls.
Unified Smart Home Control
At the heart of the property is a professionally commissioned NICE / ELAN home automation platform.
Link It Solutions configured the system to provide a consistent interface across wall-mounted touchscreens, handheld controllers and mobile devices. This gives the homeowners convenient access to the principal technologies throughout the property without requiring a different application for every subsystem.
Lighting, entertainment, surveillance and access control can be presented through one connected environment. NICE describes ELAN OS as a professional whole-home control platform offering integrated control of lighting, media, surveillance and access across mobile devices, desktop interfaces and touch panels.
Our role went beyond making the systems communicate. We designed the interface and control experience around the way the family uses the property, making regularly used functions readily accessible while keeping more advanced controls available when required.
The result is a sophisticated home that remains intuitive to operate.

Intelligent Lighting Throughout the Property
Lighting plays a fundamental role in the experience of Three Rivers Passive House.
Link It Solutions designed, programmed and commissioned a sophisticated Rako lighting control system, working closely with Hawksbee Lighting Design to ensure that the control technology supported the overall lighting strategy.
The installation incorporates 89 intelligent lighting circuits, bespoke engraved Rako EOS keypads and strategically positioned occupancy sensors throughout the property.
Rather than treating lighting as a purely functional requirement, we programmed the system to support the architectural character of the home, enhance its materials, create atmosphere and strengthen the connection between its internal and external spaces.
The engraved Rako EOS keypads provide clearly identified, intuitive control without introducing large banks of conventional switches. A single button can recall a coordinated lighting scene instead of requiring the homeowner to adjust several circuits individually.
Scenes were programmed to support different uses of the property, from daytime family living and practical task lighting to evening relaxation and entertaining. Occupancy-based automation provides additional convenience in appropriate areas while helping to prevent lights from being left on unnecessarily.
The result is an extensive lighting system that feels effortless to use, despite the scale and complexity operating behind the scenes.

Multi-Room Audio for Modern Living
Music was an important part of the project brief.
Link It Solutions designed and commissioned a distributed multi-room audio system delivering seamless music throughout the property. The system was planned around how the family uses the home, extending across principal living areas, leisure facilities and indoor and outdoor entertainment spaces.
Different parts of the home can play independently, allowing family members to listen to their preferred audio in separate areas. Multiple zones can also be brought together when the homeowners are entertaining, creating a consistent musical atmosphere across connected spaces.
Carefully selected architectural loudspeakers deliver high-quality sound while remaining discreet within the interior design.
Whether the family is relaxing by the pool, using the gym and sauna, spending time in the main living areas or entertaining outdoors, music can be selected and controlled without the distraction of visible audio equipment or a collection of separate applications.

Entertainment Designed Around the Home
Three Rivers Passive House incorporates multiple television and video zones, allowing entertainment to be enjoyed across the property without filling every room with source equipment.
Link It Solutions centralised and coordinated the principal entertainment systems so that suitable video sources could be made available in the required locations. This approach reduces visible equipment within the rooms and helps provide a more consistent control experience.
The system was designed to accommodate everyday television viewing alongside more immersive entertainment spaces, including the dedicated cinema and indoor swimming pool.
By integrating entertainment control into the wider NICE / ELAN platform, we removed much of the complexity associated with operating televisions, projectors, audio equipment and connected sources.

Dedicated Home Cinema
Link It Solutions designed and delivered a dedicated cinema room to provide an immersive entertainment experience for the whole family.
The cinema combines large-format projection, an acoustically transparent screen, dedicated amplification and surround sound. The technology was selected and configured to support films, television, sporting events and gaming while remaining straightforward for the family to operate. The project specification includes JVC laser projection, dedicated AV amplification and an architectural surround-sound system.
We integrated the cinema with the wider home automation system so that complex sequences can be reduced to simple commands. The homeowner does not need to operate each part of the system separately or manage several remote controls before watching something.
This combination of considered system design and intuitive control allows the cinema experience to begin with minimal effort, leaving the technology to work quietly in the background.
Indoor Swimming Pool Entertainment
One of the project’s most distinctive elements is its indoor swimming pool entertainment system.
Link It Solutions integrated a discreet in-ceiling projection solution within the pool area, transforming it into a flexible leisure and entertainment space for family use, social occasions and major sporting events.
Delivering projection in a swimming pool environment presented a notable engineering challenge. Humidity, heat, ventilation and equipment protection had to be considered alongside picture positioning, servicing access and the visual requirements of the interior.
We worked with the wider project team to engineer a solution that maintained the integrity of the projector and associated equipment while respecting the architecture of the pool enclosure.
The projection system was then integrated with the area’s audio and lighting controls, allowing the different technologies to operate as part of one coordinated experience.
The finished solution demonstrates the value of involving an experienced technology integrator when entertainment requirements extend beyond a conventional living room or cinema.

Fully Integrated Security and Property Protection
Link It Solutions also used the flexibility of the NICE ecosystem to bring CCTV and alarm monitoring, gate entry and smart home control into a more cohesive user experience.
Traditional security installations often require separate interfaces for the alarm, cameras and visitor entry. At Three Rivers Passive House, key security functions are accessible through the same integrated environment used to control the rest of the home.
The solution provides:
- High-definition CCTV surveillance
- Live and recorded camera viewing
- Integrated alarm alerts
- Smart gate and visitor entry
- Mobile notifications
- Secure remote access
- Centralised system management
The homeowners can use the NICE interface to view live cameras and review recorded footage rather than moving between unrelated applications. NICE states that its surveillance interface is optimised for touch panels, mobile devices and remotes, with integration into the ELAN OS control system.
This provides a simpler way to monitor the property, respond to alerts and manage visitors while retaining dedicated systems for the underlying security functions.
The result is not simply a collection of security products. It is a coordinated solution designed around convenience, visibility and ease of use.
Enterprise-Grade Home Networking
A reliable network is the foundation of every professionally integrated smart home.
Link It Solutions designed and installed the digital infrastructure supporting the property’s automation, entertainment, security and everyday connectivity.
The installation includes structured data cabling, central patching, managed network switching, strategically positioned wireless access points and a central equipment rack. Fixed technology was hard-wired wherever appropriate to improve reliability and preserve wireless capacity for mobile devices.
The Wi-Fi system was designed to provide consistent connectivity across the principal living, working and leisure spaces, including areas where conventional consumer equipment may struggle to provide dependable coverage.
Centralising the main technology also gives the installation an organised, serviceable foundation. Network, control, entertainment and security equipment can be maintained without introducing unnecessary hardware into individual rooms.
This carefully engineered infrastructure allows every connected system to perform as intended while providing capacity for future adaptation.

Supporting Sustainable Living Through Technology
The sustainable performance of Three Rivers Passive House is primarily driven by its fabric-first architecture, renewable technologies and energy-efficient building services. The property incorporates timber construction, high-performance insulation, air-source heat pumps, heat-recovery ventilation and a photovoltaic array.
Link It Solutions’ contribution was to ensure that the integrated technology complemented this approach rather than adding avoidable operational complexity.
Lighting scenes make it easy to control groups of circuits efficiently, while strategically positioned occupancy sensors help prevent unnecessary lighting use in suitable areas. Centralised control also gives the homeowners a more straightforward way to interact with the property’s connected systems.
The objective was not to make unsupported energy-saving claims, but to deliver intelligent control that supports convenient and considered use of the home.
Connecting Indoor and Outdoor Entertainment
One of the defining characteristics of Three Rivers Passive House is the flow between its living areas, central courtyard, pool, wellness facilities and landscaped gardens.
Link It Solutions extended the technology infrastructure across these connected environments so that the homeowner experience does not stop at the edge of an individual room.
Music and lighting can flow naturally between indoor and outdoor entertainment areas. When hosting guests, the homeowners can coordinate the ambience across several connected spaces rather than configuring every area separately.
Networking and security coverage also extend across the property, creating a more consistent experience as the family moves between the house, leisure facilities and garden.
This integration supports the architectural relationship between the internal and external areas while demonstrating that whole-home technology should be designed around the property as a complete environment.

Collaborative Project Delivery
The successful integration of technology in a property of this scale required close coordination with the wider design and construction team.
Link It Solutions worked alongside Gbolade Design Studio, Hawksbee Lighting Design and the project team to plan equipment locations, cabling routes, control points, lighting interfaces and servicing requirements.
Our focus throughout the process was to protect the architectural and interior vision while ensuring that each system remained reliable, accessible and maintainable.
Early coordination allowed complex technology to be incorporated discreetly rather than treated as an addition after the principal design decisions had already been made.
The Result
Three Rivers Passive House demonstrates Link It Solutions’ approach to luxury residential technology integration.
We designed, installed, programmed and commissioned a connected ecosystem encompassing home automation, intelligent lighting, multi-room audio, video distribution, cinema, pool entertainment, security, access control and enterprise-grade networking.
Every system was considered in relation to the homeowner experience. Complex technology remains behind the scenes, while bespoke keypads, touchscreens, remotes and mobile interfaces provide clear and intuitive control.
From the 89-circuit Rako lighting system and engraved EOS keypads to the integrated pool projector and unified security experience, the project required detailed design, careful engineering and close multidisciplinary coordination.
The result is a contemporary sustainable home in which technology enhances daily life without competing with the architecture.
