The Challenge

Building on the success at Enclave Croydon, Link It Solutions was asked to deliver a unified AV and smart building solution for Enclave Acton.

A 32‑storey, West London modular building, offering 462 co‑living studios and 18,000 sq ft of communal amenities. Designed for modern BTR living, this development is a showcase of high-quality, luxury build-to-rent living, featuring 18 communal spaces featuring a karaoke room and a Golf simulation room, coworking spaces, a cinema, gym, private dining rooms,  and rooftop views.

 There are 9 TV zones, which include a dedicated cinema room and two video-conferencing rooms; all systems are managed via the Nice Home Management platform running ELAN OS.

Beyond these amenity spaces, individual lighting and heating controls were installed and configured for 462 resident apartments and residents, ensuring a consistent and reliable experience throughout the development.

The Brief

• Design a technology ecosystem that is simple for staff and residents to use, offering clear, consistent controls.
• Enable wireless content sharing, eliminating the need for dongles.
• Maintain a clean aesthetic by routing TV audio through pendant speakers and minimising visible hardware.
• Ensure scalability and reliability with a single control platform for AV, lighting, and heating across both amenity spaces and apartments.

Our Solution

Multi‑Zone Music 

We engineered a building‑wide music system that delivers multiple genres across the communal areas, with independent source selection and volume control in every zone. Audio is distributed through a combination of pendant and in‑ceiling loudspeakers that either make a design statement where appropriate or sit discreetly out of sight—always providing rich, even coverage. From energising playlists in the gym to relaxed ambience in lounges and co‑working spaces, the system sets the right tone for every area.

Entertainment & Collaboration

Entertainment didn’t stop at music. Link It Solutions delivered additional technology‑based experiences for residents’ enjoyment, including a karaoke room, a music room, and a golf simulation room.

It wasn’t all play, either. Recognising the need to work from home and host meetings, we equipped two meeting rooms with fully featured BYOD video‑conferencing systems that are entirely cable‑free, eliminating the need to connect HDMI or USB‑C cables.

Control

The entire AV layer is managed through the Nice Home Management system running ELAN OS, integrating AV, a single, user-friendly platform. Consistent labelling, scene logic (such as Dining, Presentation, and Video Conferencing), and non-removable components make the system intuitive and tamper-resistant.

Lighting and Heating Control

Tasked with delivering intelligent lighting and heating control to 462 studio apartments, Link It Solutions ensured that every resident could manage their own environment with ease. Each apartment was fitted with Nice Heat Controllers for precise temperature regulation and Yubii lighting dimmers to provide smooth, responsive lighting control.

This integration gives residents complete autonomy over their comfort while maintaining a consistent, high‑quality experience across the entire development.

Behind the scenes, the Nice Cloud platform offers the building’s management team centralised system oversight, improving operational efficiency and maintenance coordination—while ensuring resident privacy is always protected.

Challenges & Solutions

• Large-scale consistency: Standardised controls and scene logic guarantee uniform behaviour in all spaces, from the ground floor to the Sky Lounge.
• Minimalist aesthetic: Routing TV audio through pendant speakers has eliminated extra soundbars in most rooms, reducing visual clutter and maintaining clean lines.
• Frictionless meetings: Wireless sharing via Solstice Mersive eliminates dongles and cable searches, streamlining setup and reducing operator effort.
• Programme & coordination: Coordinating amenity AV installation alongside the fit-out of 475 apartments required close collaboration with site teams and trades. The single-platform approach simplified commissioning and handover.
